Why Seamless Gutters Beat Sectional Gutters on a Medford Two-Family
If your gutters are leaking at the joints or pulling away from the fascia, the seams are usually the problem. On a two-family, you've got long runs and a lot of roof dumping water into them, and every seam is a spot that can leak. Seamless gutters cut those joints out, which is why they hold up better on the bigger houses all over Medford.
What makes seamless gutters different?
Sectional gutters come in pre-cut lengths that you snap and seal together along the run. Every one of those connections is a seam, and every seam is held together with a sealant that doesn't last forever.
Seamless gutters are run as one continuous piece. We feed aluminum coil through a forming machine right on site and roll out the gutter to the exact length of your fascia. The only joints are at the corners and the downspout outlets.
Fewer joints means fewer places for water to find its way through. That's the whole reason seamless gutters in Medford MA have become the standard on these older multi-family homes.
Why do two-families need this more than a single-family?
A two-family is a bigger roof with more water coming off it, and the runs along the fascia are longer. Put sectional gutters on a run like that and you've got seam after seam, each one working loose over the years.
A lot of the two- and three-families in Medford have the gutters tucked up tight behind the porch rooflines and over the entries. When a seam lets go up there, the water runs down the fascia and into the soffit before anyone notices, and now you're looking at rot instead of a drip.
Seamless runs take those failure points out. The water goes where it's supposed to go, to the corners and down the downspouts, instead of bleeding out mid-run.
What do you look at before you quote a Medford gutter job?
We walk the whole roofline first. We check the pitch of the existing runs, whether the fascia is solid or soft, and where the water is actually ending up when it leaves the gutters.
On the older homes around here, the fascia and soffit behind the gutters are often the real story. If there's rot, new gutters alone won't fix it, so we look at whether the fascia and soffit need repair before anything gets hung.
We also look at your downspout layout. Two-families tend to need more downspouts, or bigger ones, to move the volume off a big roof. Where those drops land matters too, especially with basements so close to the lot lines in neighborhoods off Salem Street and up toward Wellington.
What materials go on the house?
Most of what we install is seamless aluminum, formed on site in K-style or half-round. For homes where the owner wants it, we also do copper and half-round, which looks right on a lot of the older Medford architecture.
Along with the gutters, we handle downspout installation, and we repair what's behind the gutters when it needs it, fascia and soffit included. If your existing gutters are mostly fine but sagging or leaking at a seam, we also do re-hangs and seam repairs instead of a full replacement.
You can see the full range of what we do on our seamless gutter page.
How do New England winters factor in?
Our winters are hard on gutters. Snow load, freeze-thaw, and ice dams all put stress on the runs, and a seam that was holding in October can split when ice gets into it in January.
Seamless gutters handle that better because there's less to come apart, but no gutter fixes an ice dam by itself. If water is backing up under the shingles and freezing at the eave, that's a roof and flashing issue feeding the problem, and we look at the whole system when we're up there.
If you've dealt with ice dams before, we'll check the trouble spots while we're quoting the gutters so you're not fixing one thing and leaving the real cause in place.
What drives the cost of a seamless gutter job?
The price comes down to the total length of the runs, how many downspouts the roof needs, the material you choose, and whether there's fascia or soffit repair hiding behind the old gutters. Those vary enough house to house that quoting you without seeing it would just be a guess.
We give free estimates, some exceptions apply, and we offer financing as low as $99 a month if you'd rather spread it out. We'll give you a real number once we've walked the roofline and know what the job actually involves.
